Define the scope, budget, schedule, consultant team, and construction approach. For an occupied facility, discuss phasing and how work may affect daily operations.
Coordinate architectural layouts and engineering around resident and patient circulation, staff workflow, equipment, privacy, accessibility, and building-system requirements.
Prepare and coordinate submissions, plan-check comments, corrections, and resubmittals with the appropriate agencies and design consultants. Track the approvals needed for the proposed work.
Sequence demolition, structural work, electrical, plumbing, HVAC, accessibility improvements, and finishes. Coordinate trades and keep owners informed about progress and scope decisions.
Coordinate required building and fire inspections, system testing, punch lists, and corrections. Track outstanding items with the trades and project consultants.
Arrange final walkthroughs, closeout documentation, and handover. Review remaining responsibilities with the owner and operator as they prepare the facility for its intended use.
